What We Offer You The Condominium Corporation:
1. Computerized accounting of all corporation accounts and supply reports to the Board of Directors monthly or as requested. Each Corporation is its own entity with their own bank accounts.
2. Maintain a computerized record for each unit with respect to fees, repairs, costs and any other pertinent information deemed necessary.
3. Obtain insurance policies as required by the Corporation. Your insurance is independent of all other Corporations, the rate is set with respect to your own Corporation record.
4. Collection of maintenance fees from all owners.
5. Preparation and distribution of Status Certificates as required.
6. Preparation of annual budgets in conjunction with the Board of Directors.
7. Monthly deposit of monies to general and reserve accounts. Your own Corporations account that you control.
8. Preparation of all documentation for annual audit by approved auditor if required by law.
9. Payment of suppliers accounts on monthly and as required basis.
10. Meet with and obtain quotes from contractors for work authorized by the Board of Directors.
11. Oversee work being done and advise Board of Directors prior to payment.
12. Prepare all contracts and specifications for work required by the Corporation.
13. Arrange for Reserve Fund study to be completed as per The Condominium Act 1998.
14. Preparation and distribution of all correspondence to all owners or individuals as required.
15. Work within the parameters set out by The Condominium Act 1998.
16. Meet with the Board of Directors on a monthly basis or as directed by them.
17. Deal with all the day to day issues that arise in your complex and your concerns.
