Winterizing Your Unit

WINTERIZING OF UNIT

The following is a brief description of the water piping system within the condominium units and precautions that can be taken to prevent freeze-ups and costly repairs.

FREEZE UP PREVENTION

Condominium Units that are not occupied on a continuous basis during the winter and are used primarily on weekends should have the water piping drained when unoccupied as follows:

 

Water Pipe Draining Instructions:

bulletTurn off hot water heater at the electrical panel
bulletClose main water supply riser valve.
bulletOpen sink and shower faucets in ground floor washroom to drain water from the piping system
bulletOpen sink and shower faucets in third floor washrooms to allow air to enter piping system to displace water being drained. (If faucets are not opened, all of the water in the piping will not drain due to vacuum pressure.)
bulletOpen sink faucets in second floor washroom and kitchen to drain water from branch piping.
bulletFlush ground floor toilet to drain tank and water pipe drop.

 

Water Piping Filling Instructions:

bulletClose all faucets on the ground, second and third floors except sink faucets on the third level. The open sink faucet will allow air to escape piping system as water enters.
bulletOpen main water supply riser valve ½ turn to fill system.
bulletClose third level sink faucets after ALL air has been expelled from the piping system and water is flowing smoothly.
bulletFully open main water valve then close 1/3 turn. (This prevents valve stem packing leaks)
bulletTurn on hot water heater at the electrical breaker panel.

 

 

Exterior Faucets:

bulletDisconnect all hoses from outside tap
bulletTurn off shut off valve for outside taps inside the house.
bulletOpen outside tap to drain water.
bulletLeave outside tap open all winter

NOTE:

It is not the duty of the Board of Directors or the Management Company to check the condominium units during the winter for possible frozen pipes or water damage.

Each condominium owner/occupant is responsible for the temperature conditions within the unit and water damage repairs occurring due to neglect.

It is imperative that every owner/occupant that is away for more than 2 days at a time during the winter implement the following freeze-up prevention steps:

 

bulletMaintain condominium inside temperature at a minimum of 13 degrees Celsius (55 degrees Fahrenheit) bulletLeave front lower bedroom electric baseboard heater on. bulletLeave kitchen and bathroom lower cupboard doors open. bulletShut off main water supply. bulletDrain piping system as per instructions.
